OVERVIEW

Podere Lucia – Val D’orcia is a charming rural villa, surrounded by extensive grounds, set in one of Tuscany’s most inspiring locations, among Val d’Orcia’s gentle hills and wide, colourful valleys. Splendidly set atop the hills, the property offers superb views of the surrounding verdant hillside and nearby hill towns.

Thanks to its striking location and fresh countryside breezes, the 300-year-old farmhouse offers the privacy and full comfort of a “home away from home” and remains cool and comfortable also during the hot Summer months, though it has no air-conditioning.

MAIN VILLA

Ground Level
1 comfortable living room (with antique stone fireplace), opening onto lawn and stone-paved terraces dominating the valley;
1 study with sofa bed accommodating 1 guest and en-suite shower-room/W.C.;
1 large dining room, with traditional peasants’ hearth, seating up to 16, leading to a stone-paved and straw-sheltered al fresco dining area (seating up to 16);
1 fully equipped kitchen (with separate storage and cooking areas and country-style fireplace);
1 service room with two-door fridge with ice maker and cold-water dispenser, professional washing machine, tumble dryer, ironing equipment etc.

Upper Level
Staircase leading from living room to upper level, also able to be reached directly from parking area;
1 Master bedroom (king), en-suite bathroom with separate walk-in shower and tub;
Twin bedroom (can become double) and closet. En-suite dressing room/closet and bathroom (tub with wall-mounted shower);
Tower bedroom (accessed through external stone staircase): double bedroom (king) with en-suite bathroom, walk-in shower and small terrace.

OUTDOORS

Very extended sheltered stone-paved terrace facing the valley for al fresco lunches and dinners for up to 16 seated guests. Built-in barbecue.
Solar Swimming Pool (13 x 4 meters) with jet stream, especially conceived to take delight in the landscape. Pool heating by solar panels to have it naturally heated at 28/30°C (82/86°F) in summer and 24-26°C (75/79°F) in mid-seasons, depending on weather. Dedicated boiler can further increase the temperature, if needed.
For the 2018 season the pool has been converted into a saltwater system, meaning no more free chlorine needed to be poured daily in order to maintain it clean. No more damages to your hair, dry skin, swimsuits fading, nasty smell.
Solar Hot Tub facing magic sunsets on the valley. In cloudy or rainy days or at night it can be heated by a dedicated boiler.
Vegetable and flower garden.
30 acres of private woodland surrounding the house.
